Leaf load is the issue

Eucalypt litter is the worst kind for a roof. It is not large leaves that sit on top of a gutter mesh — it is narrow needle, long strips of shed bark, and seed capsules, all of which work their way through a coarse guard, mat together, and hold water where it should be moving.

What that leads to:

• Valleys blocked solid, with the valley iron corroding underneath the pack of wet litter.
• Gutters holding water, which rusts them from the back and rots the fascia behind them.
• Box gutters silting at the outlet on houses with rear additions, until the next storm backs water into the ceiling.
• Moss and lichen spreading from the shaded, permanently damp areas under overhanging branches.

The roofs themselves

Mostly post-war concrete tile on simple hip and gable forms, with a scattering of older stock and a growing number of duplexes. The standard findings: worn surface slurry, cracked ridge pointing that keeps re-cracking because the clays underneath move seasonally, and tiles broken by branches or by previous foot traffic.
