Learn more →Nobody wants to replace a roof. People want the leak to stop and the ceiling to dry out. Replacement becomes the right answer when the roof itself, rather than one part of it, has stopped doing its job — and on Parramatta's older stock that point arrives on a fairly predictable schedule.
If you are weighing it up, the free inspection is the cheapest way to find out. (02) 9090 4741.
Repair is still the better buy when the failure is local: one run of ridge capping, a corroded valley, a flashing, a box gutter outlet. The rest of the roof has life in it.
Restoration is the middle path, and on sound concrete tile it is excellent value. Clean, rebed, repoint, replace the broken tiles and recoat, and a tired-looking roof gets another decent stretch.
Replacement is what is left when the material itself is finished:
Through Harris Park, North Parramatta, Oatlands and parts of Granville, the original roof is unglazed terracotta on a steep pitch, often with gablets, finials and decorative barge detail. These roofs look wrong in anything else, and in a conservation area the council will likely say so too. A like-for-like terracotta re-roof keeps the form, the pitch and the street presentation while replacing everything underneath — battens, sarking, valleys, flashings and capping.
The worker's-cottage and post-war belt through Granville, Merrylands, Guildford, Wentworthville, Pendle Hill, Toongabbie and Greystanes is mostly concrete tile on simple hip and gable forms. These are the most straightforward re-roofs in the area, and they are also where the choice between new tile and new steel genuinely opens up. Both work. Tile holds its weight advantage in sound and thermal mass; steel is lighter, faster to install and sheds hail impact as dents rather than cracks.
The newer density around the CBD, Rydalmere, Telopea and Silverwater is overwhelmingly sheet steel on low pitches, often with parapets, internal gutters and shared boundary walls. Replacement here is as much about getting the drainage and flashing detail right as the sheeting — see metal and Colorbond roofing for how we specify those.

A replacement quote should itemise all of this, and if it does not, ask why:
Two things are worth checking before you sign anything in this area.
Heritage. City of Parramatta maintains 18 heritage conservation areas and a long list of individual heritage items — Experiment Farm and Harris Park West in Harris Park, North Parramatta, Sorrell Street and South Parramatta, Elizabeth Farm at Rosehill, Burnside Homes at Oatlands, Tottenham Street at Granville. If your property is in one, altering the external appearance generally requires consent, and the roof is about as external as it gets. Genuine like-for-like maintenance is treated differently from a change of material. Cumberland City Council applies its own controls across Merrylands, Guildford, Greystanes, Auburn and the rest of its area.
Licensing. Residential building work in NSW valued above $5,000 in labour and materials must be carried out under licence, and work above $20,000 requires home building compensation cover. Work here is carried out by established, licensed and insured roofing contractors working to NSW Fair Trading requirements, and every job carries a written workmanship warranty.
We will not publish a square-metre rate, because the honest spread on it is wide enough to be useless. What determines your number:
The quote follows the inspection, it is written down, and it separates the must-do from the optional.
If you are already replacing ceilings, you have passed the point where another patch is good value.

There is no magic number, but there is a pattern. When the third leak in two years is in a different place each time, you are no longer fixing a fault, you are chasing a roof that has run out of service life. The other tell is tiles breaking underfoot during routine work. At that point every repair creates its own small damage and the money starts going nowhere.
No, and nobody reputable will offer it. The tiles have to come off. Tile battens are spaced and sized for tile, the loads are completely different, and a sheet roof needs its own batten layout, sarking and fixing pattern. Leaving the old roof underneath also traps moisture and hides whatever is rotting in the framing. Stripping is part of the job, not an optional extra.
The roof is stripped and re-covered in sections rather than all at once, and sarking goes on behind the strip so the building is never left open overnight. Rain is the one thing that dictates sequencing, so a re-roof in a wet week takes longer than the same job in a dry one. You stay in the house. Expect noise, and expect the yard to be a work site.
It can change it significantly. City of Parramatta has 18 heritage conservation areas, among them North Parramatta, Sorrell Street, South Parramatta, Experiment Farm and Harris Park West, and consent is generally needed to alter the external appearance of a building in one. Matching the original terracotta profile is usually the path of least resistance. Talk to Council, or Cumberland City Council if your suburb sits on that side, before you choose a material.
Two separate things. Sheeting and tiles carry their own manufacturer product warranty, and the installation carries a written workmanship warranty from the contractor. On top of that, residential building work in NSW valued over $20,000 requires home building compensation cover, and work over $5,000 must be carried out under licence. Ask for all of it in writing before any deposit changes hands.
