Roofing for Girraween homes, 2145

Girraween is a small Cumberland suburb of mostly post-war housing on generous blocks, wrapped around Girraween Park between Octavia Road and Toongabbie Road, with Targo Road running through it. Single-storey brick-and-tile dominates, and the roofs are now old enough that nearly all of them are at a decision point.

Repair, restore or replace

The three options on a roof of this age, and the honest test for each:

Repair if the failure is local — a run of ridge capping, a corroded valley, a flashing, a gutter outlet. The rest of the roof still has life in it.

Restore if the tiles are sound underfoot but the surface has gone: slurry worn away, lichen on the shaded faces, grit washing into the gutters. Clean, rebed, repoint, replace broken tiles and recoat, and the roof gets a long second act.

Replace if the tiles crack when you walk on them, the concrete has delaminated, or the battens underneath have gone soft. At that point every repair makes its own new damage.

The pointing problem

Whichever option you take, the ridge and hip capping needs doing properly. Rigid mortar fails repeatedly on the reactive shale-derived clays under this part of the Cumberland Plain, because the house moves a little every season. Flexible pointing is designed for exactly that and it is what we use.
