What to have ready

You do not need to know anything technical. These five things make the call useful:

• Your suburb, and whether the house is single or double storey.
• Roof type if you know it — terracotta tile, concrete tile, or metal sheeting.
• Roughly how old the house is, even to the decade.
• What you have noticed — a ceiling stain, a drip, a tile on the lawn, a gutter that spills at the same spot, grit in the gutters after rain.
• When it happens — only in heavy rain, every time it rains, or constantly.

That last one matters more than people expect. A leak that only shows in a downpour usually points at drainage capacity rather than a hole, and that changes where we look first.
