Telopea has changed faster than almost anywhere else in the area. The light rail stop opened at the end of 2024 on the Westmead and Carlingford line, and the large post-war housing estate around Shortland Street and Evans Road has been progressively redeveloped into apartments and townhouses. What remains alongside that is 1960s brick-and-tile houses and a lot of three-storey walk-up blocks.

Call (02) 9090 4741 for a free inspection of any of them.

Walk-up blocks

The red brick three-storey walk-up is its own roofing problem, and there are many of them here.

  • Shared roof planes with no single owner, so maintenance gets deferred until water reaches a top-floor unit.
  • Internal and box gutters behind parapets, often with no overflow discharging to open air. When they back up, the water goes into the building.
  • Original flashings at parapets and lift overruns, aged out and patched with sealant.
  • Access that needs planning, because there is rarely a simple ladder position.

For a body corporate or an owner trying to get a decision made, a written inspection report is usually more useful than another quote.

Detached houses

The 1960s tiled stock has the standard issues for its age: surface slurry worn off the concrete tiles, ridge and hip pointing cracked by the seasonal movement of reactive clay, and gutters that were sized for a gentler expectation of rainfall.

New medium density

The townhouses and apartments going up near the stop are low-pitch sheet metal with concealed-fix profiles, parapets and internal drainage. Different material, same principle: the drainage decides whether a storm goes inside or outside. See metal and Colorbond roofing.
