Clyde roofing: rail-side sheds, yards and homes

Clyde is a rail suburb before it is anything else. The junction and the former marshalling yards define it, Parramatta Road runs along the top, and the Duck River and A'Becketts Creek edge it. There is very little housing — what there is instead is decades of workshops, sheds, yards and small industrial buildings, many of them with roofs considerably older than the businesses underneath them.

Older industrial roofs

The buildings here were not all built last decade, and it shows in the roofing:

• Original galvanised sheeting on the oldest structures, past its coating life, perforating at the laps and the gutter line.
• Fixings and washers long perished, which is where most of the water actually gets in.
• Box and valley gutters rusted through, silted at the outlet, often with no overflow at all.
• Flashings patched over years with sealant rather than reformed properly.
• Translucent panels gone brittle and yellow, shattering in hail.

A re-sheet of a roof like this is usually more economical than another round of patching, and it is the point at which the gutters and the drainage should be corrected at the same time. See metal and Colorbond roofing.

Flat ground, concentrated runoff

Clyde sits low, beside the Duck River, on the flattest part of the catchment. A short, intense summer storm puts a great deal of water onto a large roof very quickly, and anything undersized or blocked in the drainage declares itself immediately. Gutter and box gutter work is the bulk of what we do here.

Reports

For a landlord, a tenant or an insurer, a written roof inspection report with dated photographs is worth more than a verbal description of a roof nobody else has been on.
